| Using
information on resource use and waste generation and learning
from BedZED, BioRegional led a design team to develop the initial
concept design.
Working
with KBR infrastructure engineers and Fulcrum Consulting we
have mapped the flows of resources through the community;
heat, coolth, power, water, wastewater, waste – and
we have evaluated technology options that could deliver zero
carbon and zero waste. The options were costed by Cyril Sweet
cost consultants and compared to a base case development.
Architects, Foster & Partners undertook preliminary massing
studies.
The cost of developing a
predefined schedule of accommodation to Z-squared standards
(i.e. EcoHomes Excellent with on-site energy generation and
distribution, water treatment and waste management infrastructure)
versus a base case developed to meet 2002 building regulations
with connections to mains gas for gas-fired central heating,
the national grid for power and mains sewerage is as follows:

The concept design is underpinned
by the ten One Planet Living Principles and incorporates
sustainable infrastructure options, sustainable construction
systems and materials and strategies to enable residents to
live sustainable lifestyles.
Since completing
the concept design, BioRegional has been undertaking further
research to:
• research into the best ways to maximise recycled and
reclaimed material in its construction;
• coordination and setting up of a sustainable construction
supply chain;
• waste research to maximise recycling rates and recover
value from waste resources;
• research into the availability of biomass for Z-squared;
• research into facilities management of the complex
services and infrastructure component that are the engine
behind the community;
• workshops for utilities companies to encourage them
to develop an integrated utilities package (water, energy,
waste) that is now being offered to developers.
BioRegional is working
with our partner developers BioRegional Quintain Ltd to identify
a site in the Thames Gateway to realise the development, and
to continue to develop strategies to deliver reduction in
ecological footprint. In delivery stage the community will
be known as the One
Planet Living London Project
